Este aumento aplica \u00fanicamente a contratos con al menos 12 meses de vigencia, conforme a la Ley 820 de 2003.<\/p>\n\n\n\n<p>Mario Ram\u00edrez, presidente de Fedelonjas, resalt\u00f3 el impacto del sector de arriendos, que genera m\u00e1s de $27 billones al a\u00f1o y beneficia al 40,3% de los hogares colombianos, especialmente en estratos 1, 2 y 3, que representan el 89% de los arrendatarios. Seg\u00fan Ram\u00edrez, el crecimiento de la urbanizaci\u00f3n y las condiciones financieras de los hogares han incrementado la preferencia por el arriendo.<\/p>\n\n\n\n<p>El ajuste solo puede aplicarse al cumplirse un a\u00f1o desde la firma del contrato o el \u00faltimo incremento, y nunca debe superar el 1% del valor comercial del inmueble. Este aumento no afecta contratos de vivienda firmados antes de 2003 ni aplica a inmuebles comerciales. Fedelonjas recomienda a los arrendadores notificar los incrementos por escrito y a los inquilinos formalizar contratos con profesionales para garantizar sus derechos.<\/p>\n\n\n\n<p>Por ejemplo, un contrato firmado en agosto de 2024 con un arriendo de $1.000.000 se ajustar\u00e1 a $1.052.000 el mismo mes de 2025. Los costos de administraci\u00f3n se incrementan en fechas diferentes, seg\u00fan lo determine la asamblea de copropietarios.
